Retirement should be a time of relaxation and reflection; an opportunity to explore new pursuits and enjoy time with loved ones. But for many, deciding on where and how to retire can be extremely stressful.

For the retiree, there are concerns about hidden costs and feeling isolated from friends and family. Affordability and quality of life are top of mind. Their families are concerned about their safety, while those living overseas want to know that their parents are receiving the utmost care and support, with plenty of opportunities to enjoy community life in a safe environment.

“This is why so many retirement developments are offering the Sale of Life Right as an alternative retirement model, says Bev Bloch, manager of Pam Golding Properties’ Specialised Southern Suburbs Retirement sale team. “Life Right is a way of purchasing the right to live in a specific unit in a retirement facility, and it gives the buyer the security of tenure for the remainder of their life.”

The Life Right purchase is not a property transfer, which means that there are no bond registration fees,  transfer duties or VAT payable. Also, the Life Right  holder is given a draft levy budget for the first three years of occupation, which eliminates any hidden costs and allows the resident to budget accordingly. Another benefit is that the developer retains sole ownership of each retirement unit, as is therefore responsible for the external maintenance. Residents can look forward to well-maintained facilities, without the fear of having to pay additional levies. When the Life Right terminates, either through death or other circumstances, it reverts to the owner of the village to be resold.

Relationships are nurtured at Quadrant Gardens – there’s high-speed Internet to ensure uninterrupted contact with loved ones far away, communal spaces such as the library and rooftop garden and croquet lawn to meet with friends and a welcoming café to host family who pop by for a bite to eat.

Managed by CPOA ( Cape Peninsula Organisation for the Aged) Quadrant Gardens is a joint venture with boutique private developer, Corevest. While independent living is encouraged, there is a 19-bed onsite care centre for 24-hour care and a clinic for independent living residents. Residents will not only have the access to excellent medical care without leaving Quadrant Gardens, they will also be able to visit a host of medical experts based at Library Square and Life Kingsbury Hospital.

Recognising that retirees today live active and full lives, Quadrant Gardens’ residents are able to join the adjoining Quadrant Wellness Centre where they have access to various consultants, including physiotherapy and occupational therapists. Moore Miller Physiotherapists have added a hydro pool to their offering, which will no doubt appeal to residents.

There has been considerable interest in Quadrant Gardens, but there are still a few of the 74 apartments available. “In keeping with the latest retirement trends, all of the apartments at Quadrant Gardens are sold on a life right basis, through the CPOA who are responsible for rates, security, maintenance and of course, building insurance,” says Bloch. With these matters taken care of, a stress-free retirement in a wonderful urban location is guaranteed.
