Being able to walk in the garden or along a green belt has, for many homeowners, become even more important after several weeks of lockdown, Global trends suggest that there’s renewed interest in larger homes that allow space for a home office and separate working areas, says Samantha Nel, Area Manager for Pam Golding Properties. With Pam Golding Properties concluding 13 sales with a combined value of R175 million since March, when lockdown started, it’s evident that Constantia ticks all the boxes in terms of value and lifestyle offering.

Nestled among vineyards and within the lee of the mountain, Constantia is centrally located close to shopping centres such as Constantia Village, Cavendish Square and Blue Route Mall, and there is a choice of excellent schools in the area. Green belts abound, and one is able to easily explore the mountain trails and walking routes. There are also excellent sporting and leisure facilities. Surrounded by vineyards and stud farms, with plenty of green spaces, there’s a tranquility and serenity to Constantia that distinguishes it from other areas.

Constantia also offers a range of property options, from boutique estates and cluster homes, to expansive family homes with landscaped gardens. Nel says property sales in the past year have ranged from R4.85 million to R25 million for a luxury home in Silverhurst Estate. Current standout listings include a magnificent seven-bedroom villa for R49 million, and an elevated architectural masterpiece overlooking the Groot Constantia vineyards for R43.5 million, both offering the ample space and natural surroundings that have become so desirable.

While the FNB Property Barometer reports that the upper end of the property market has been hardest hit by the pandemic, as prices were already showing signs of deflation and correction, this has also created opportunities to invest in property in established and sought-after suburbs such as Constantia, says Nel.

The conclusion of 13 sales in recent months, even with lockdown restrictions, attests to the sustained interest in this established suburb, says Nel. “This shows that buyers are seeing the considerable value for money and quality of life that is available in Constantia. Also, it is a testament to our agents – Arie Kadé and Kim Tresfon in Upper Constantia and Jessica Thuysman and Michael Greenwood, who deal with properties in Constantia rural – as they have been able to adeptly guide and advise buyers and sellers during these challenging times,” says Nel.
