Younger buyers drawn to idyllic lifestyle options in Boland towns

People are no longer simply buying property in the Boland towns of Robertson, McGregor and Montagu - they are choosing a desirable lifestyle – and this includes young families.

Annien Borg, regional director Boland and Overberg at Pam Golding Properties, says that Robertson and the surrounding valleys offer an ideal mixture of nature, mountains and a large agricultural footprint, with high appeal across generations.

“Robertson has become the centre for the Bonnievale, Ashton and Robertson (BAR) valley as well as a destination for residents of Montagu and McGregor as it offers a wider choice of products and services. It is renowned for the quality lifestyle on offer, with the slower pace of the platteland and interaction among community still central.”

Situated on the famous Route 62 wine route, along the Breede River, Robertson is surrounded by mountain ranges, vineyards and open countryside, creating an idyllic setting for everyday living. Residents can enjoy tranquil rural living within easy reach of essential amenities including schools, shops and healthcare facilities.

Local attractions include numerous hiking trails in the Langeberg mountains – such as Dassieshoek and Arangieskop. McGregor is also used as a base for hikers on the various hiking, mountain biking and horse trails that have been established all along the vineyards and wine farms, as well as in the mountains. Wine farms with tasting rooms and restaurants include Excelsior, Goedverwacht, Arabella, Viljoensdrift, Bon Cap, Bon Courage and Van Loveren.

The area is particularly suited to families and retirees, says Borg.

“New buyers tend to be a balanced mix of 30–50-year-olds and the 55–70-year age group. A lower percentage are younger singles.”

Prices in Robertson range from R1.6 million to R5.5 million for freestanding homes, between R1.5 million and R3 million for sectional title units and from R2.5 million to R7 million for estate homes. Properties mainly comprise freestanding erven, with a few smaller developments with attached units.

“The lifestyle estates are most popular among retirees, with a mix of generations purchasing at other estates like Silwerstrand and Roodeberg Villas. In addition, many younger buyers with families are buying older houses closer to the schools in town and renovating them.”

Residential values are on the rise

Lightstone figures show that prices for Montagu properties have risen sharply over the past five years. About 97% of homes are freehold, with the remainder in estates. Stable homeowners are older - 45% are retirees and 39% are 50-64 years of age (mature). However, recent buyers are slightly younger, with 36% mature, 27% in the 36–49-year category, and 17% young adults of 18-35 years of age.

Before the pandemic, the median sales price in Montagu was around R56 000. However, prices have risen steadily from R1.6 million in 2021 to R2.65 million this year (2026) – an increase of 65.6% over the past five years. Vacant plot prices have also risen sharply in recent years – doubling between 2021 and 2025 before easing back slightly in 2026.

In McGregor, Lightstone figures show that property prices have increased significantly from just under R1 million in 2019 to R2.9 million this year – an increase of 113% in just five years. Borg says a similar trend is evident in vacant plot sales.

Just over 10% of homes in Robertson are in estates, but Borg believes this trend is set to change as a result of the increasing demand for new homes.

De Rozen Estate is a boutique residential development with 33 two and three-bedroom homes in the heart of Robertson, at prices starting from R2.75 million. Security features include an enclosed perimeter with electric fencing, access-controlled entrance gates and an integrated camera surveillance system. All homes include hybrid solar energy systems with battery storage and rooftop solar panels.

“Designed to reduce electricity costs and provide greater energy resilience, these systems offer a more sustainable, future-focused way of living while reducing reliance on the national grid,” says Borg.

“These three Boland towns are becoming increasingly popular as buyers look for good value combined with a very appealing lifestyle,” says Borg. “Although prices have increased, properties here are still affordable compared to many other Western Cape towns, and developers are moving to cater for the increasing demand.”
