Nut farm for sale in Inharrime, Mozambique

This unique listing is a business in two parts, the first a set of self-catering, picturesque lodges located on the privately owned cashew nut plantation that is located 380km north of Maputo on the unspoilt banks of the crystal-clear Rio Inharrime. It is close to both the historic city of Inhambane as well as world-class diving spots in Tofo Bay. A 15 minute boat ride from the lodge's private jetty will deliver you to Lake Poelela. This area, along with the water right in front of the lodges, is ideal for fishing, waterskiing, kite-surfing, kayaking, bird-watching or simply relaxing on the white-sand beaches.

The site can sleep 24 people in total in three lodges (large lodge accommodates 12, medium lodges accommodate 6) and then there are still two well-equipped campsites.

The large lodge enjoys a fully equipped kitchen and lounge with 3 bedrooms with an enclosed porch that can accommodate 2 guests. There are two bedrooms with a double bed in each, and then a third room that has 3 bunk beds in it. The lodge has two bathrooms, both with a spa bath and a shower in each.

The two medium lodges sleep 6 people. There are two rooms that have a double bed in each and then there are 2 single beds out on the front enclosed porch. All three lodges have outdoor verandas as well.

For those who prefer the more down to earth experience, there are two campsites, each with its own thatch gazebo encasing a hot water shower, basin, power points and picnic tables. Both the campsites and the lodges have private jetties onto the water.

The second part of the sale is of an 85 hectare cashew orchard with 6,000 cashew tress planted between 9 and 14 years ago. The trees were cultivated from seed from their own nursery on the farm. They were grafted using local leaf stock prior to infield planting. The seed used is a mix of local and Brazilian varieties. The orchard is ready to deliver cashew production at full capacity. Trees generally start producing nuts in the seventh year after planting, with full yields being obtained after 8-10 years. The water supply is plentiful from a series of boreholes, the reservoirs on the farm has a capacity of 40,000 Litres. The nut in its unprocessed state has a shelf life of two years. Whatever shortfalls are incurred regarding orders exceeding the plantation's capability, there is a significant amount of land available in the concession to increase the orchid size to a total of 996 hectares Also, there are numerous growers in the area to buy the unprocessed products from to fulfill orders.

The asking price is $300,000 USD. This is made up of a value of 85 hectares of mature cashew trees and the balance is the assets and the infrastructure. The ownership of the company and the rights to the land concession will be transferred to the buyer. The business is registered in Seychelles with obvious tax benefits.
