Cape Town’s enduring appeal as a place to live, work and study continues to create opportunities for residential property development, particularly in well-connected neighbourhoods close to the city’s major employment and educational hubs.

‘Orion’, a new residential development in Main Road, Observatory, offers buyers an opportunity to secure a foothold in the Mother City, combining a central location and urban lifestyle with a range of apartment options suited to different needs and budgets.

According to Samantha Nel, a Western Cape area manager for Pam Golding Properties, Orion, well positioned close to UCT, Groote Schuur Hospital, and the city centre, is attracting interest from first-time buyers, parents purchasing for their student children and investors seeking opportunities in an established Cape Town neighbourhood.

Central location with lifestyle appeal

Situated between the City Bowl and Southern Suburbs, ‘Obz’ offers convenient access to major transport routes, employment centres and educational institutions, with Table Mountain and the city’s outdoor attractions close by.

The suburb has long been popular with students, young professionals and creatives, drawn by its distinctive character, established community and relatively accessible property prices.

Lower Main Road in particular has developed into a lively destination, with restaurants, cafés and other amenities contributing to its appeal. Its walkable streets and central location also enable residents to enjoy much of what the neighbourhood offers without relying on a car for every journey.

“People choose to live in Cape Town for its lifestyle, and Observatory offers plenty of opportunities to enjoy,” says Nel. “There is a wonderful energy developing in the area, and Orion is part of that exciting evolution.”

Accessible entry point into homeownership

Orion offers a range of apartment configurations to accommodate different budgets and requirements. Studio apartments range from approximately 16 to 20sqm, with prices starting at R1.4 million. One-bedroom apartments are available from R1.85 million, while two-bedroom units start at around R2.14 million, priced up to approximately R3.2 million.

For first-time buyers, Orion's no-transfer-duty benefit helps reduce the upfront costs associated with purchasing, potentially leaving buyers with more flexibility to furnish their apartment, cover moving expenses or strengthen their financial reserves.

The development also offers a 10% deposit option, providing a defined starting point for prospective purchasers. Buyers should nevertheless budget for other applicable costs and confirm the payment terms with the sales team.

Nel believes this creates an opportunity for more young people and local professionals to establish themselves in the city rather than feeling that homeownership is beyond their reach.

Potential for property investors

While Orion is attracting interest from prospective owner-occupiers, investors are also recognising the potential of its location.

Since the development launched in July 2026, Nel says interest has included experienced investors purchasing multiple units, as well as parents buying apartments for their children. Buyers from the Western Cape have been particularly active, followed by purchasers from Gauteng and KwaZulu-Natal, and an international buyer.

Observatory's diverse tenant market is one of its key attractions. The suburb is home to students and medical professionals undertaking training at nearby hospitals, including Groote Schuur Hospital and Red Cross War Memorial Children's Hospital. Young professionals and creatives also contribute to the demand for well-located accommodation.

Adds Nel: “Its proximity to employment centres, educational institutions and everyday amenities also appeal to tenants seeking a convenient base close to work or study.

“For investors, however, the fundamentals remain important. Potential rental income needs to be assessed against the purchase price, levies, rates, management fees, maintenance and any financing costs. Those buying for rental purposes should also consider the type of tenant they wish to attract and the likely demand for their particular unit.”

A central location can support rental appeal, but individual investment returns will depend on the property's price, configuration and ongoing costs.

Buying off-plan with guidance

With completion anticipated in 2028, Orion provides buyers with an opportunity to purchase before construction is complete.

For those unfamiliar with buying off-plan, understanding the process is essential. Buyers should establish the payment schedule, contractual terms, expected completion date and any arrangements that apply if construction timelines change.

Nel says prospective purchasers have access to an experienced team, including the developer, agents, architects and conveyancers, to guide them through the process. An interactive online platform also allows buyers to explore the development and review available units.

The 10% deposit option and no-transfer-duty benefit may help make the purchase more manageable, although buyers should ensure they understand all financial commitments before signing an agreement.

A new chapter for Obz

Orion's appeal lies in the combination of location, lifestyle and a range of apartment options, offering different routes into Cape Town's property market.

For first-time buyers, it presents an opportunity to establish a foothold in a centrally located neighbourhood. For parents, it offers another way to plan for their children's accommodation needs, while investors can explore the potential of a location serving a diverse residential and professional community.

For Nel, that is what makes Orion particularly exciting is that it brings together a distinctive neighbourhood, urban convenience and the prospect of property ownership in a city many people aspire to call home.
