During the recent online launch held on 18 March 2026, Pam Golding Properties concluded the sale of 124 studio, one-, two- and three-bedroom apartments, as well as a penthouse, in the iconic new residential development, ‘The Charles’. The development is situated in a prime position within the landscaped grounds of the grand Lord Charles Hotel in Somerset West in the Cape Winelands, just 20 minutes from Cape Town International Airport.
The total value of these transactions reached an impressive R618.561 million, including the sale of one of only two available penthouses for R25 million. Each penthouse features a spacious private terrace and swimming pool, with sweeping views across False Bay, the Hottentots Holland Mountains and the Helderberg range.

“Set to become a landmark, The Charles redefines apartment living in sought-after Somerset West,” says Dr Andrew Golding, chief executive of the Pam Golding Property group and exclusive marketers of the development. “This represents one of the highest-volume, launch-day sales we have achieved, underscoring the strong demand for this first-of-its-kind development in the town.”
The Charles is being developed through a joint venture between UNIR Projects, IGUAL Property Group and 181 DevCo, who have appointed renowned architects, Grosskopff Lombart Huyberechts (GLH) & Associates Architects.
“The Charles occupies a truly prime location, and from the outset we identified a clear demand for a premium apartment offering in this part of Somerset West. The development has been carefully positioned to meet that need,” says Cliffford Kupritz of UNIR Projects.
In phase one, the developers released 140 of the 178 units, comprising apartments priced from R2.1 million to R7.3 million, along with bespoke penthouses from R25 million. The residences are designed around contemporary interiors, natural textures, and a calm, modern aesthetic that complements the surrounding landscape.
The Charles introduces a lifestyle-led apartment offering largely absent from the Helderberg property market to date, combining on-site amenities, secure lock-up-and-go living, and panoramic mountain-and-sea views in one of the region’s most established locations.
Adds Dr Golding: “The development forms part of a broader trend reshaping residential demand across the Western Cape, where semigration, international buyers and downsizers are increasingly seeking secure, low-maintenance living without compromising on lifestyle.
“Beyond its lifestyle appeal, it also presents a compelling investment opportunity in a high-demand node. Strong rental demand across the Helderberg basin, coupled with continued semigration to the region, has resulted in an unprecedented shortage of rental stock in Somerset West. With limited new apartment developments of this scale coming to market, The Charles is widely regarded as a rare opportunity to secure property in a rapidly evolving lifestyle destination.”
Says Louise Varga, Pam Golding Properties area manager for Somerset West, Stellenbosch, Gordon’s Bay and Strand: “A well-considered offering will always resonate with buyers. Since launch day, our sales team has received daily enquiries and has been inundated with concluding contracts.
“Buyers to date comprise a broad mix, with a strong investor component that quickly recognised the value in this stylish development. The majority of purchasers are from Somerset West and Stellenbosch and surrounding areas, many seeking to scale down, and who found that The Charles meets their requirements for high-end apartment living.
“From an international perspective, we are encouraged by growing confidence in South Africa as a compelling investment destination, with buyer interest from Luxembourg, Dubai, Belgium, Germany and the United Kingdom,” says Varga.
Residents in The Charles will have access to a curated range of lifestyle amenities, including a reception, clubhouse and lounge, resort-style swimming pool, indoor gym, and landscaped gardens that enhance the development’s resort-like appeal. Additional features include 24-hour security with biometric access and secure parking.
Owners will also be able to take advantage of the existing facilities at the Lord Charles Hotel, including its restaurants, spa and hospitality spaces, due to the close proximity.
Further amenities in Somerset West include Somerset Mall, which has recently undergone a major expansion with the addition of more than 50 stores and elevating its retail offering to include leading luxury brands, as well as Waterstone Village shopping centre, which is home to a flagship Woolworths Food store.
