Nestled on the southeastern extremity of the Cape Peninsula, a little over 8km from Simon’s Town centre, and past Boulders Beach and Miller’s Point along the M4, lies the iconic 2.8ha coastal reserve, Partridge Point – the last coastal conservancy in private hands on the Cape Peninsula.

This area of the False Bay coast is home to captivating kelp forests in an underwater wonderland teeming with marine life – renowned as a diving site and featured in the acclaimed documentary “My Octopus Teacher”.

Pam Golding Properties have been exclusively mandated to facilitate the sale of the property which offers a once-in-a-lifetime opportunity to become custodian of this piece of paradise and ensure its preservation for generations to come.

Apart from the southern boundary which borders on portion 1 of the farm Smitswinkel Bay, the property is surrounded by Table Mountain National Park. It includes 1.5km of unspoiled coastline – falling partly into a marine reserve – as well as a milkwood forest, indigenous thicket and areas of unique montane (mountain) forest. Wildlife abounds with otters, lynx, baboons, whales, dolphins, seals and abundant bird species.

This precious parcel of land is part of Table Mountain National Park’s land consolidation programme. Originally, the property measured 28.8ha, 90% of which has been donated to South African National Parks (SANParks). Protective clauses in the donation agreement prevent SANParks from ever developing or building on the donated portion of the property, which must be used for pure conservation purposes.

Having undergone meticulous bush clearing to eradicate invasive species, the remaining 2.8ha remains in the hands of the current owners, and is marketed at R52 million through Pam Golding Properties.

Says Jeremy Barnes, area manager of Pam Golding Properties South Peninsula: “This natural sanctuary is a dream come true for a conservation-minded buyer who may wish to build their own private, individual home in a unique location which offers an unparalleled lifestyle, or to consider other options, as permission has been granted for four environmentally sensitive houses to be built on this portion, if desired.

“T he sites are primed and permissions from relevant authorities secured for four eco-friendly dwellings, each with a 125sqm footprint and total under-roof size of 175sqm. The land is held in a company structure which offers numerous ownership options.”

The current infrastructure, which is one of the four, includes a partially built but liveable house and an access road. A disused jeep track leading off the lower section of the access road has been cleared and will provide access to the three new units.

Barnes says that all necessary environmental impact assessments (EIAs) have been approved and planning permissions have been obtained. The properties have been surveyed and the subdivision of the portion for donation to SANParks has been approved by the surveyor general. The walking path across the donated portion has been surveyed and will be noted in both title deeds as a right of way for the owners of the Partridge Point homes.

“This is a rare opportunity to own and preserve this unparalleled coastal sanctuary, where conservation, serenity and nature converge,” says Barnes.
