Potchefstroom’s residential property market is benefiting from a broadening buyer base, with younger professionals, couples and families becoming increasingly active alongside the city’s established student, investor and retirement markets.

The development of North-West University’s (NWU) new medical school is also expected to provide a further long-term catalyst, potentially attracting additional students, academics, healthcare professionals and related businesses to the city.

According to Pam Golding Properties area principal Ferdi Coetzee, approximately 28% of buyers are now younger purchasers, particularly young professionals, couples and families seeking secure, modern and low-maintenance homes.

“Potchefstroom is a stable market, with consistent activity and repeat buyers across generations,” says Coetzee. “We are seeing buyers at different stages of their lives moving through the market and between suburbs, from young professionals and students through to growing families and eventually retirees.”

Medical school brings new long-term potential

One of the most significant longer-term developments for Potchefstroom is NWU’s new Desmond Tutu School of Medicine at its Potchefstroom campus. Construction began in 2025, with the school set to become South Africa’s 11th medical school, and the first cohort of students scheduled to enrol in 2028.

“The medical school is particularly exciting from a long-term perspective,” says Coetzee. “Together with continued investment in the university and surrounding infrastructure, it has the potential to attract additional professionals, students and businesses to Potchefstroom.”

NWU is already a significant economic driver, while the surrounding agricultural economy and established residential communities provide further support for the local property market.

Affordable homes in demand

Affordability remains an important driver, particularly in the family-home segment, where there is a shortage of well-maintained properties below R1.5 million. Homes in this price range often sell relatively quickly.

Demand extends into the R2 million bracket, particularly in established suburbs such as Baillie Park, Grimbeek Park and Van der Hoff Park. In Baillie Park, family homes can reach around R2.8 million, while larger, higher-priced properties in Van der Hoff Park can exceed R4 million, although these may take longer to sell.

In Potchefstroom South and Miederpark, properties generally trade below R2 million, appealing to buyers seeking practical family homes at more accessible price points. Dassierand, meanwhile, offers a quieter, established residential environment, with homes typically selling for up to around R1.7 million.

Student market continues to underpin investment

As a university city, Potchefstroom continues to benefit from strong demand for student accommodation, particularly in Die Bult, close to NWU.

Approximately 82.5% of properties in Die Bult are sectional title, with a median sales price of R625 000 in 2026 to date. Sales activity has increased sharply in recent years, supported by sustained rental demand, particularly for one and two-bedroom sectional-title units.

“Student accommodation and investor demand are strongly concentrated in Die Bult because of its proximity to North-West University,” says Coetzee. “Investors tend to target individual sectional-title units rather than entire apartment buildings, with many expanding their property portfolios over time. An individual investor may acquire between three and 15 units, depending on available finance and investment objectives.”

Bachelor, one and two-bedroom units, rather than freehold homes, are also popular with parents buying accommodation for children studying at NWU. However, student houses – typically family homes bought close to the university and converted into student accommodation – remain another investment option.

“Student houses can potentially deliver higher returns, but they also carry greater occupancy risk, as individual rooms may not be filled for the full year,” says Coetzee. “With the right management, however, they can still be effective investment properties.”

He says for sectional-title student accommodation, a net return of around 8% to 11% can be achievable, depending on the property, location and management, while long-term capital growth is also an important consideration.

Parents also take different approaches once their children graduate. Some sell the property, while others retain it as a rental investment or hold it for longer-term capital growth or retirement purposes.

Estates broaden the choice

Secure estates are also attracting younger buyers and families, with a range of property types and price points available.

At Tuscany Ridge Estate, higher-end freehold family homes range from around R2.9 million to below R10 million, while sectional-title properties range from approximately R800 000 to R2 million. Only a limited number of vacant stands remain.

De Land Estate has a strong sectional-title component, including developments catering for residents aged 55 and older, while around 35% of the estate comprises freehold family homes priced above R4 million.

At Ailanto Country Estate, all properties are freehold and stands are no smaller than 2 500sqm. Vacant stands range from approximately R440 000 to R1.2 million, while completed homes can sell for up to around R5 million.

Hillside Estate has attracted a notably younger buyer profile. With Phase 1 sold out, Phase 2 is currently being marketed, with freehold homes priced from approximately R2.2 million to R4.6 million. Around half of the buyers to date are young adults.

Meanwhile, Waterberry Estate, comprising around 793 units, comprising approximately 48% freehold and 52% sectional title, remains active. More than 10% of its units have reportedly sold during 2026, with freehold properties priced at around R1.5 million and sectional-title units from approximately R500 000. New developments and freehold homes are also being introduced.

Multiple demand drivers support market diversity

Potchefstroom's appeal lies in the fact that its residential market is supported by several different sources of demand rather than relying on a single buyer segment.

“The strength of Potchefstroom is that it is not driven by a single demographic,” says Coetzee. “The university and student population, established residential communities, the agricultural economy and the future medical school all contribute to demand.”

This diversity is reflected across the market, from affordable homes for first-time buyers and young families to sectional-title investments, student accommodation, secure estates and higher-end lifestyle properties.

“We believe the strongest opportunities are likely to remain properties that combine affordability, security, good location and strong rental or resale potential,” says Coetzee.
