R27m sale by Pam Golding Properties in Melrose
Limited availability of homes to purchase, established lifestyle appeal and proximity to leading business, education and leisure amenities continue to underpin demand for homes in Melrose, Dunkeld and Westcliff.
Johannesburg’s established northern suburbs continue to attract buyers looking for more than simply a home, with lifestyle, status, convenience and long-term value driving demand for property in these tightly held neighbourhoods, says Alisha Dippenaar, Pam Golding Properties area manager in Hyde Park and surrounds.
These leafy, upmarket suburbs offer a combination of spacious freehold homes, generous stands, established gardens and proximity to some of the city’s leading business, retail, leisure and lifestyle destinations.
“While the character of these neighbourhoods has remained largely unchanged, their buyer profile is evolving,” says Dippenaar.
“Some mature homeowners are choosing to downsize into retirement villas or relocate permanently to holiday homes, creating opportunities for a new generation of buyers. At the same time, we are seeing younger families returning to South Africa from overseas to raise their children in established and highly sought-after suburbs such as these.
“However, demand is currently exceeding the limited supply of homes available for purchase, with relatively little stock coming to market or being offered for rental.”
Dippenaar says the appeal is not based on one factor alone. Buyers are looking for space, established neighbourhoods, proximity to leading schools and amenities, and the status that comes with living in one of Johannesburg’s best-known residential addresses.
“Importantly, these are mature suburbs with very limited scope for further expansion. The scarcity of well-located homes, together with their established character and lifestyle appeal, reinforces their exclusivity and supports their long-term value.”
A vibrant lifestyle offering in Melrose
Situated between Rosebank and Sandton, Melrose combines established residential streets with a vibrant commercial and lifestyle offering. The suburb is also home to Melrose Arch, one of Johannesburg’s best-known mixed-use precincts, with high-end apartments, offices, restaurants, retail and leisure facilities.
The residential market remains firmly positioned at the upper end. Houses in Melrose Estate currently average around R8.1 million, while the average house price across Melrose is approximately R9.7 million.
While around 20 residential sales take place annually across Melrose and Melrose Estate, homeowners tend to remain in the area for extended periods, limiting turnover and contributing to the scarcity of available stock.
“There is a strong sense of commitment among homeowners in Melrose. Residents tend to stay for a long time, which means quality stock is tightly held,” says Kimberly Kirk, Pam Golding Properties specialist agent in the northern suburbs.
However, the market has shown renewed momentum, with Kirk recently recording a R27 million sale in Melrose to a Johannesburg-based buyer, as well as transactions in the R10 million to R11 million range. She says sales activity in the suburb has been particularly strong this year.
“The suburb’s appeal is enhanced by its proximity to Rosebank, Sandton, leading schools and major lifestyle amenities, making it particularly attractive to executives, professionals and established families,” says Kirk.

Luxury and convenience in Dunkeld
Well positioned between Rosebank, Hyde Park and Melrose, Dunkeld offers a more intimate residential environment while remaining exceptionally well connected. Its proximity to Rosebank Mall and the Rosebank Gautrain station adds to its convenience, while Hugh Wyndham Park and nearby schools reinforce its family appeal.
One of Johannesburg’s older suburbs, Dunkeld is characterised by established homes and leafy streets, with freehold properties increasingly attracting buyers looking for space in a highly central location.
For professionals and families, the appeal lies in combining a prestigious residential setting with easy access to Rosebank, Sandton, major transport links, schools, retail and restaurants.
House prices average around R11.1 million, with only about 10 house sales taking place in the suburb in a typical year, highlighting the limited turnover of residential stock.
According to Lightstone statistics, freehold sales have picked up over the past two years, with several transactions close to the R10 million mark currently in progress through Pam Golding Properties.
Space, prestige and enduring exclusivity in Westcliff
Westcliff occupies a particularly distinctive position on Johannesburg’s property map. One of the city’s oldest residential suburbs, it is known for its elevated position, expansive gardens and stately homes, many of which have been held by the same owners for decades.
The suburb borders Parktown and lies southwest of Melrose and Dunkeld. Its large properties, sweeping views, swimming pools and tennis courts contribute to a sense of space that is increasingly difficult to replicate in a fully developed city.
Homes generally sell from around R10 million upwards, with the average house price currently around R11.7 million. Only about 15 house sales take place in an average year.
Says Kirk: “The limited turnover is partly a reflection of the longevity of ownership in the area, with residents often remaining in their homes for 20 years or more.
“This scarcity is an important part of Westcliff’s appeal, particularly for buyers who value privacy, space and status while still wanting to remain close to Johannesburg’s established business and lifestyle centres.”
A connected lifestyle
Across all three suburbs, location and lifestyle are defining advantages. Residents have convenient access to the Rosebank business district, the New Art Mile and Oxford Parks, The Wanderers, James and Ethel Gray Park, Zoo Lake and the Westcliff Hotel precinct, while Sandton and other major business nodes are also within easy reach.
The broader area is also served by a number of established schools, including St John’s College, Roedean School, Parktown Boys and Girls High Schools, Kingsmead College, The Ridge School, St David’s Marist Inanda, St Teresa’s School, King Edward VII School and Pridwin Preparatory School, further strengthening the family appeal.
The result is a well-established, upmarket residential environment where work, education, leisure and everyday amenities are all within easy reach, adding to the convenience and lifestyle appeal of these sought-after suburbs.
“Ultimately, they offer something increasingly difficult to create from scratch - an established lifestyle with mature trees, generously proportioned properties, reputable schools, premium amenities and a strong sense of place,” says Dippenaar.
“For buyers who value convenience and status, while also considering the longer-term value of their property, the combination of limited supply and enduring demand makes these some of Johannesburg’s most compelling residential locations.”
The appeal of Melrose, Dunkeld and Westcliff therefore extends beyond individual properties. It is rooted in the established character of the neighbourhoods themselves, and in the increasingly scarce opportunity to secure a home within them.
