Launched in 2004, the well-established Victoria Country Club Estate (VCCE) in Pietermaritzburg, KwaZulu-Natal has brought to market the fifth and final phase of the development, Fairways Lifestyle Village, catering for the over-55s.

Marketed by Pam Golding Properties, who have been involved in this estate since inception, Fairways Lifestyle Village is a sectional title scheme comprising a mix of 86 units including cottages and luxury maisonettes, apartments and penthouses, as well as a village centre with medical, wellness and personal care facilities.

“Victoria Country Club Estate is already a resounding success and a landmark development in Pietermaritzburg. To date, in the first four phases of VCCE, 216 upmarket homes have been built and occupied with a further 40 under construction, while 10 freestanding office buildings and 60 office sectional title units have been built and occupied. There are 91 residential sites and nine office sites still vacant and available for purchase and development.”

In 2006 the popular golf course was upgraded by South African company Golf Data, who work closely with the world-renowned Jack Nicklaus. The course is currently ranked 45 th in South Africa, which is an excellent achievement for an upgraded traditional golf course, and it can currently boast as having the top-ranked greens in KwaZulu-Natal. The estate also offers country club facilities including squash courts, tennis courts and a swimming pool.

Victoria Country Club Estate is situated on a prime, elevated, open, north-facing position in the lush Town Bush Valley, with beautiful views over the golf course, valley, city bowl and the hills beyond. Located adjacent to and integrated with the Queen Elizabeth Park Nature Reserve, the Estate provides access to walking, running and cycling routes incorporating the golf course, estate open spaces and green corridors, and the adjacent nature reserve area.

This new and final phase – Fairways Lifestyle Village – provides an attractive selection of options for buyers and investors, says Driemeyer. “There are 14 two and three-bedroom cottages, each with huge balconies, two bathrooms and walk-through closets, and offering full smart home capability. At 201sqm and 220sqm in size respectively they’re priced at R4.7 million and R5.6 million including VAT, which means no transfer duty is payable.

“Along the fairway there are 12 two-bedroom, 201sqm luxury maisonettes in three double-storey blocks of four units, each with equally spacious balconies, two bathrooms and walk-through closet, priced at R4.2 million including VAT. For buyers of the cottages and maisonettes additional packages for smart home and smart energy, and water upgrades are available.”

Behind the fairway units are four three-storey apartment blocks – each with a basement parking level – consisting of a total of 48 two-bedroom apartments, both bedrooms en-suite and 72-74sqm in size with comfortable 12sqm balconies, lift access to all units, with easily accessible communal lounges and nursing stations located on each floor in the spaces linking the buildings.

A four-level Village Centre adjacent to the main entrance will provide medical and wellness facilities on the ground floor together with a kitchen, coffee shop and deli, beauty spa and physiotherapy facilities on the first floor, and a further eight two-bedroom apartments in the two floors above.

The beautifully designed secure entrance will comprise two entrance and two exit lanes, all boomed, with a guard house and gates which will close at night. A security control room which will be fully integrated into the estate security infrastructure and monitoring systems, will be permanently staffed, and will also be integrated into the village and individual unit safety and security monitoring and response systems.

Says Driemeyer: “There is a strong emphasis on providing top-quality home-based wellness and medical care for residents, backed by both local medical professionals and care givers, and a world-class national medical technology support system. Buyers will determine the level of services they require at the time of purchase, with options to upgrade as required. Home-based care will use a combination of telehealth and a contracted nursing and caregiver service provider, all accessed via a mobile app, while the Village Centre will contain doctors’ consulting rooms, a nursing station, dispensary, physiotherapy and health spa.”

The telehealth package will include both health and wellness components covering smart monitoring of most standard medical conditions and including diet, exercise and mental health guidance and interaction. There will also be full fibre and Wi-Fi connectivity from units to the medical centre and to all off-site medical practitioners and service providers, with on-line consultation and electronic prescription services delivering all needs to the units.

Adds Driemeyer “The homes blend sensitively with the environment with emphasis placed on quality design with natural earth colours, locally procured natural stonework, floating and varying roofscapes, indigenous landscaped gardens and attractive entrances. As a result, the estate has developed its own unique character, integrating well into the African landscape.”
