  • A minimum investment of AED 2 million in one or more residential properties.

Application Process

Pam Golding International recommends skilled and professional guidance throughout the in-depth process. The application usually takes a number of months to be approved.

Step 1

Make your investment

Investing in real estate needs to be done first and can take up to a number of months to finalise. This needs to be done before you can apply for the Golden Visa.

Step 2

Get an entry permit

You will first apply for a six-month entry permit, which allows you to travel to the UAE to complete the visa process.

Step 3

Medical examination

Once in the UAE, you will need to undergo a medical fitness test at a government-approved health center.

Step 4

Biometrics and document submission

You will visit a customer help center to provide your biometric data (fingerprints and photo) and submit all required documentation.

Step 5

Visa issuance

Once your application is approved, your 10-year Golden Visa will be issued and linked to your Emirates ID.

Required Documents for the Dubai Golden Visa

To start your application, you will need to prepare the following documents:

  • Copy of a valid passport for all applicants.
  • A recent passport-sized digital photograph.
  • Title deed of the property, a bank confirmation, or a purchase agreement proving the property's value is at least AED 2 million.
  • Bank statements showing the source of funds for the investment.
  •  Marriage certificate and children's birth certificates (if applicable).
  • A clean criminal record certificate from your home country.
