· The investor / buyer enters into lease contract with Key Spirit Developments (Pty) Ltd or a company to be nominated.
· A 7% return is guaranteed for 2 year period.
· Rental paid monthly.
· After 2 years the investor / buyer will have the option to continue under new lease but without guaranteed return.
· Bi annually the returns for the apartment will be presented to investor / buyer wherein an additional dividend will be paid depending on results.
· The Body Corporate levy will be paid by Key Spirit Developments (Pty) Ltd.
· All other maintenance and upkeep will be paid by Key Spirit Developments (Pty) Ltd.
· Furniture, fittings, kitchen utensils, linen, towels etc will be included in additional sum of R150 000.00 for 1 bedroom apartment and R200 000.00 for a 2 bedroom apartment.
· The investor / buyer will be guaranteed the same return of the R200 000.00.
· The only expense that the investor / buyer will have is the assessment rates levied by the council.
