Siteki - Muti Muti | Nature, Heritage and Extraordinary Views Approximately 560 hectares | Title Deed |Eswatini
A remarkable landscape. A conservation legacy. A human story still being uncovered.
Set in the Lubombo Mountains, a few kilometres south of Siteki, Muti Muti offers approximately 560 hectares of Title Deed land with rich biodiversity, documented archaeological heritage and panoramic views across Eswatini and Mozambique.
The property forms part of the wider Muti Muti Nature Reserve, managed in collaboration with a neighbouring farm. Together, the properties encompass approximately 1,360 hectares dedicated to conservation and sustainable grazing.
Only the approximately 560-hectare Muti Muti property is offered for sale.
Conservation Significance
An FAO-sponsored Protectionworthy Areas Survey undertaken by Grimwood and Reilly identified Muti Muti as an A1 Conservation Priority, reflecting its exceptionally high biodiversity.
Subsequent studies have reinforced its ecological importance within the Lubombo landscape. The property lies within the Lubombo Biosphere Reserve, designated by UNESCO in 2019, offering an opportunity to contribute to the preservation of this distinctive environment.
A Rich Archaeological Story
Muti Muti Rock Shelter adds a fascinating heritage dimension. In April 2023, researchers from the Senckenberg Centre for Human Evolution and Palaeoenvironment and the German Archaeological Institute investigated the site alongside the Eswatini National Trust Commission and collaborators.
The approximately 20-metre-wide shelter features red ochre colouring and 32 documented rock art motifs, including geometric patterns, circular forms and possible human and animal representations. Some paintings may have been produced by San hunter-gatherers or early farming communities.
Excavations recovered stone tools, pottery, ochre pigments and charcoal. These finds were placed in the care of the National Museum in Lobamba, with further research needed to establish their age.
Views and Accessibility
The property includes Bham Bham, described as the highest point of the Lubombo Mountain Range, with sweeping 360-degree views over Mozambique and Eswatini.
Approximately 115 kilometres from Maputo and 35 kilometres from King Mswati III International Airport, Muti Muti is positioned along regional tourism routes connecting Durban, Maputo and the Kruger National Park.
Potential Rooted in Preservation
Muti Muti will appeal to conservation buyers, eco-tourism operators and investors seeking a distinctive natural asset. Potential uses include a private retreat, eco-tourism lodge, carefully managed heritage experiences, environmental education and research partnerships.
Future uses remain subject to relevant approvals and the protection of the property's ecological and archaeological significance.
