“As people downscale for life choices, rather than financial reasons, mixed-use residential developments that offer desirable amenities, are becoming increasingly sought after,” says Sandra Gordon, Pam Golding Properties senior research analyst.

With the shift in the residential property market from larger homes to convenient, lock-up-and-go living, we are seeing growing interest in well-located sectional title developments, says Pam Golding Properties. “As people downscale for life choices, rather than financial reasons, mixed-use residential developments that offer desirable amenities, are becoming increasingly sought after,” says Sandra Gordon, Pam Golding Properties senior research analyst.

One of these is Bosmans Club, a new mixed-use development in one of Stellenbosch’s emerging creative hubs. Starting at R1.4 million including Vat, these contemporary apartments are ideal for the first-time buyer, young professional or post-graduate student looking to live in a trendy, vibrant area with easy access to some of the best wine farms and boutique gin distilleries this region has to offer.

“Bosmans Club offers a secure, luxury lifestyle in this exciting new hub. Located on Distillery Road, residents have easy access to central Stellenbosch as well as world-renowned farms, such as Spier and Asara, to name but a few,” says Vanessa Johnson, Pam Golding Properties agent for Stellenbosch. “The area, already known for its wine production, is fast gaining a reputation for its specialty spirits. The Autograph gin distillery, which was recently voted as producing South Africa’s Top Scoring Craft Gin of 2018 at the Michaelangelo Awards, is one of the bespoke gin distilleries making a name for itself in Stellenbosch.” The growing appeal of this area is underlined by the various plans that are in the pipeline to develop Bosmans Precinct further. These include a pedestrian link to Dorp Street. “The off-plan sale of units at Bosmans Club means that investors will save on transfer fees. There is always a strong demand for accommodation in this historical town, which means that an investment in an apartment here will continue to deliver considerable returns,” says Johnson.

The development includes energy-efficient features, optional private store rooms, secure basement parking and bicycle storage with a washing facility. There is also night security and a concierge. The ground floor’s retail component has yet to be confirmed, but the mix will likely include a coffee or wine bar, a laundromat and a yoga or Crossfit studio. Rooftop braai facilities with spectacular views add to the appeal of these apartments. Designed to fit in with the industrial architecture that is prevalent in the area, the 46 apartments have varied fusions of wood, steel and glass combined with brick and concrete textures. Each unit comes with a SMEG oven and quality finishes and fittings, such as Franke and Hans Grohe.

Residents of Bosmans Club will have a variety of nearby attractions and amenities to experience, including the Oude Libertas Theatre, with its bustling Slow Food Market that takes place every Saturday, and restaurants such as Dalla Cia/Pane e Vino Food & Wine Bar. There are also a number of trail running, mountain biking and hiking trails in the area.
