Services are due to commence on schedule in the new year at this prime residential development adjacent to Umdloti on the KwaZulu-Natal North Coast. The heightened levels of activity and hype surrounding this much-anticipated node have resulted in over 85 percent sell-out, at a time when the property market as a whole has been far from buoyant.

A new, wide, landscaped boulevard with direct access to Signature Sibaya is in the process of being built off the existing traffic circle on the M4 into the Sibaya development, which will eventually link up with the M27 to the north. Construction vehicles are on site daily, as demand continues to grow.

Most of the plots at Signature were sold prior to the official launch, which bears testimony to the desirability of this luxury residential estate, which has pegged a new benchmark for pricing in the province, with vacant sites selling from R4.2 million to as much as R10.5 million, says Carol Reynolds, Pam Golding Properties area manager for Durban Coastal. The new owners are expected to invest a further R10 million to R20 million in building their luxury dream homes.

“It is becoming increasingly evident that the North Durban coastline spanning from Durban North, through to uMhlanga, Sibaya and Ballito, is one of the most highly sought-after residential nodes in KwaZulu-Natal, and our Pam Golding Properties research team has cited this sector of the KZN property market as one of the fastest growing areas in the country.

“With the recent release of parcels of land in the eagerly anticipated Sibaya precinct, the area is buzzing with local and international investors seeking a piece of this acclaimed pie.

“Coupled with the desirability of the area, the general trend towards secure living has made estates in this coastal node even more attractive. Developers have sought to meet this demand by offering a variety of security estates to cater for a range of budgets. At the pinnacle of this plethora of prime residential estates, resides the spectacular and very exclusive, Signature Sibaya.”

Signature occupies the most elite position in Sibaya, and its crescent shape delivers panoramic views of the ocean. Its location is set at the forefront of the Sibaya precinct, which makes it highly desirable, with unobstructed sea views. In keeping with the age-old adage of ‘location, location, location’, Signature, with its breathtaking position, has become the jewel in the Sibaya crown.

It comprises 45 sea-facing stands nestled within a very upmarket and exclusive enclave. For connoisseurs of the exceptional, Signature promises to deliver state-of-the-art security, unprecedented architecture and a lifestyle par excellence. The stands range in size from 1000 to 2000sqm with a floor area ratio of 50 percent, enabling homes to be of substantial proportion.

Two of the key drivers of Signature are the fact that it is pet-friendly, and residents will enjoy direct access to the beach via wooden walkways. In addition, its perfect location between Umdloti and uMhlanga cannot be beaten. The estate offers style, elegance and privacy, with sea-views and security being paramount.

Sibaya as a whole is being managed by Tongaat Hulett Developments, and the precinct covers an extensive area of over 1 000 hectares of land. It is bordered by the Ohlanga River in the South and the uMlodti River in the north, and stretches from the N2 highway in the west to the coastline in the east. The existing Sibaya Casino Complex sits in the middle of the site.

Tongaat Hulett Developments’ vision for Sibaya is to create a place where nature is protected but accessible to all. Sibaya’s urban design is focused on sustainability, with its core philosophy being to integrate the needs of people and nature, creating a harmonious environment that fosters economic growth for the area while simultaneously preserving its natural beauty.

In totality, the Sibaya Coastal Precinct will be developed in seven phases starting with nodes 1 and 5, nestled between the M4 and the coastline and offering residential, leisure and limited retail to support local residents. According to the official record of decision, the mix of development rights for nodes 1 and 5 comprises over 2 300 residential units and over 100 000sqm of commercial space together with hotel/resort uses. Signature Sibaya is the most upmarket residential estate in the Sibaya mix, and this has driven the demand.

Adds Reynolds: “This exciting development is expected to firmly place KZN on the global map. With our warm sub-tropical climate, pristine coastline and excellent infrastructure, it is anticipated that a development like Sibaya will indeed attract foreign interest, bringing international traffic to the beautiful, yet somewhat undiscovered province of KZN”.
