Bishops Cove Lodge, Tsitsikamma Coast (1/6th share)

Two of the six one sixth shares have come up for sale in our Bishops Cove Farm (Pty) ltd company which owns a 18 hectare small holding (Bishops Cove) situated right on the beautiful Tsitsikamma coast. Buyers will need fit in well with the remaining shareholders: good honest partners who will respect the property, the shareholder rules, conservation of game and marine resources, etc, who would enjoy holidaying at a Bishops Cove kind of place but who do not want to outlay millions to own and maintain their own beach cottage. Shareholders can't retire to the property or build another unit there for themselves. Its just a holiday home shared by the six shareholders. The two units are rented out to paying guests to try to recover the managers costs and the maintenance costs. This unique small holding consists of: Pasture land (5.5 ha) rented out at about R4000pm to a neighbouring farmer. A few hectares of old established indigenous riverine and coastal forest and fynbos. The balance of the land is in the process of being rehabilitated from old pasture land to fynbos and forest. A stream with a small waterfall runs through the property. A large four bedroom self contained Lodge unit with amazing sea, forest, pasture and mountain views. A two bedroom self contained Sunbird cottage with good views of the forested valley and distant mountains. A comfortable managers cottage for the on site management couple. A large garage with laundry, and servants quarters. The farm is connected to Eskom and has a good supply of spring water. The area is extremely tranquil and safe. The coast is rugged but beautiful with two small private beaches, and you are most unlikely to bump into anyone else. The coast and the beaches are accessed from the houses via a fairly steep zig-zag path traversing the 80 meters of altitude from the houses to sea level. There are various trails along the coast and on the property, all with amazing views. The bird life is amazing, and game can be regularly seen on the property: from Cape Clawless Otter, genet, bush buck, dassies, Mongoose, Steenbok, Aardvark, Porcupine, etc etc. Whales are prolific in winter and dolphin are seen through out the year. The two self contained units are run as a self cater tourism business with very high occupancy rates for most of the year. There are plans to possibly create another self care unit by using part of an existing building. The partners make use of Bishops Cove for their holidays with family and friends. Due to the tourism business the partners are advised to book well ahead, or take their chances closer to the time, utilizing gaps in the booking schedule. There is a partners priority booking schedule that allocates months to the partners on an equitable rotational basis. In reality this only really comes into effect over the prime periods of Easter & New Year. The company is well run with annual financials, and the on site management team is overseen by two of the partners.
