Luxury beach house

The pristine property on the Machangulo peninsula is Africa at its unspoiled best, nestled in the southernmost corner of Mozambique, adjacent to Inhaca and the Portuguese Islands of Maputo Bay. Enveloped by 20 kilometres of cinnamon-kissed beaches, its coastline rests within a marine reserve while its warm waters lap the Indian Ocean. Access Machangulo is a short charter from Maputo - a preference for many of the estate's discerning owners and guests. The private and exclusive landing strip is a mere 20-minute flight while a boat charter sets a course across the scenic Maputo Bay. For the adventurous, the estate can be reached by 4x4 and SUV through the prized Maputo Special Reserve. Recreation Primarily a peaceful, tranquil and exclusive experience, the estate does boast a variety of activities, including beach fishing, deep sea fishing, snorkeling, and turtle nesting excursions. For a culinary adventure, visits to local restaurants in the small village of Santa Maria are special and recommended. The same can be said for sunset drinks at the not-be-missed Dhow Bar. The Property The fully furnished villa leaves little to the imagination. All of its spacious 4 bedrooms are en-suite, sleeping up to 12 people. All rooms are connected by walkways and convene around a central landing area. The impressive lounge and TV room naturally flow into an entertainer's dream: An open-plan kitchen and dining room with complete scullery and pantry, accompanied by breath-taking views. The entertainment area is vast with a large wraparound deck and open lapa, overlooking the private pool. Further additional storerooms and storage areas are located on the property, as well staff quarters and lock-up garage. The property features an intricate water system, designed to harness rainwater alongside the estate's water supply. This also includes a reverse osmosis system to maintain water quality. Local staff are permanently on-site to maintain the property. Transport Many of the estate's residents have their own boats, which they use privately and/or commercially. All co-investors have their own respective 4x4 vehicles on-site. Given the sanctity of the concession and its exclusivity, there are rules in place to avoid vehicles, quad bikes et al from accessing the beach. Basis of Ownership Similar to many European countries, “ownership” is through a DUAT. The concession has been granted a definitive DUAT – essentially the granting of a right to the land for 50 years. As a result, most homeowners have registered a Mozambican company in order to hold the rights. Ref document “Process in event of sale” and “DUAT FINAL” document.
