Clifton, 1620 ha Game Farm (4 titles and 2,4 m fenced with CAE) can be found West of Cradock on the upper reaches of the Great Fish River, with Registered Water but falls outside of the permanent Fish River water scheme. This River creates a green belt of Acacia Karoo thorn trees and river willow with many sweet Karoo grasses lining its banks. At present there are about 52ha of irrigation lands planted to a mix of lucerne and grass pastures. There is 353 232m³ (portion 1 of Farm 569) of Great Fish River water that is registered for irrigation purposes and 19 420m³ for storage. Portion 0 of farm 89 has a further 285 120m³ registered for irrigation purposes. (Total 638 352m³ for irrigation and 19 420m³ for storage). Irrigation is also provided by four boreholes (1 on Eskom and 3 on solar) and 1 river suction solar pump (total 85m³ per hour). The 52ha of irrigation consists of 48,3ha of draglines (270 draglines), 2ha permasets, and a small pure lucerne land under drip irrigation (1.7ha). 13 ha of the 52 ha is not fenced. There are numerous furrows and contours enabling flood-irrigated from the storage dams. There are 11 boreholes on the property (4 for irrigation, 3 for Stock/Game and 4 low flow as backup). The weir on the fish river has furrows which feeds 2 night dams as well as a larger dam that can flood irrigate 7 ha when full. Annual rainfall 350mm per annum. Game of approximately 700 animals (18 species) is included in the price but the Sellers will take no responsibility for any Game number discrepancies. It is advised that the Purchaser should do a Game count to satisfy the purchaser. Buildings include a 3 bedroom main house with dining room, office, tv room, kitchen, scullery and laundry room. Hunting accommodation includes three rondavels (2 with thatched roofs) as well as a 2 bedroom lodge with its own dining area, kitchen, bar, curio shop and 3 cottages (2 cottages are 1 bedroom and 1 is a 2 bedroom). Buildings also included are 7 staff cottages (with flush toilets, electricity and water), 2 open-sided sheds, workshop, outside storeroom, salting room and large open sided parking shed and 2 Sheep working crawls. WIFI reception is from a neighbours tower of which the new owner shall be responsible for 50% of the maintenance costs and their own Wifi subscription costs. This is a gentlemen's agreement and would be subject to the renewal thereof. All electricity is provided via Eskom ( one100 KVA three phase and a smaller single phase transformer), and a small inverter on battery power at the main house and a few small Solar lights at the lodge and at 1 of the cottages. All loose assets are available at a price on request. The Seller will need 90 days from signature to conclude an auction of any remaining loose assets and to move off the property.
