OWN YOUR OWN WEST COAST WINELANDS RESERVE

An overview of the Groote Post Reserve Valley on the Cape West Coast. Pam Golding Properties has the exclusive mandate to market a 1009ha portion of the well-known farm, “Groote Post”, which lies in this fertile valley, priced at R25 million. The land includes a game farm, an existing manor house, and planning permission to build a further 12 dwellings.

A unique investment opportunity has arisen in the Cape West Coast area, home to numerous leading nature reserves, endless acres of rolling fynbos, and a growing number of wine- and olive estates.

Exclusive
Pam Golding Properties are privileged to have been appointed as exclusive agents to market a portion of the well-known farm, “Groote Post”, priced at R25 million.

Two Sections
The 1009ha block lies in the Groote Post Reserve Valley, and consists of two sections of land incorporating a game reserve.
The land includes an existing manor house, as well as planning permission to build a total of 12 dwellings, all located in breathtaking locales.
The property lies in the foothills of the Kapokberg, and enjoys sweeping views towards the Atlantic Ocean and Table Mountain.

History
The original Groote Post farm dates back to the 18th century, and has in recent years enjoyed a successful wine-making revival.

Climate for Grapes
The cool climate of the Darling Hills and rich, deep soil creates an ideal environment for a number of grape varietals, and the Groote Post Reserve Valley portion includes 50ha of noble wine cultivar vineyard ground, of which 5ha are already established.

Soil for Olives
This ground would also be perfectly suited for planting to olive groves.
While the property is being sold as a completely separate entity, the buyers will have the option to have their vineyards managed on their behalf by the award-winning Groote Post team.

Game Camp

Besides the vineyard section, the portion for sale also includes over 530ha of fully-fenced and stocked game camp, populated by a number of antelope species including bontebok, eland and springbok, as well as abundant birdlife including ostriches.

Arable Land
There are close to 80ha of unspoiled renosterveld bush, and over 300ha of arable land, suitable for cereal production and grazing.

Amenities
Bulk electricity and water services have already been installed.
Broad Appeal
PGP’s development manager for the Western Seaboard, Ivan Swart, says the property may hold appeal for several categories of buyers.

Developers
“It has enormous potential for developers, as it could be converted into an equestrian estate, a boutique getaway or a private game lodge,” he says.

Private Buyer
“But it may also appeal to a private buyer; perhaps one of our local captains of industry who can turn it into a magnificent private retreat.

Share Scheme
It would also be ideal for a share-scheme among a group of like-minded individuals who would like to create a serene country getaway for their families to share. Its situation just an hour from Cape Town would make it ideal for a weekend and holiday getaway.”
The property has its own spring as well as a private access road, and is fully fenced with 24-hour staffed security.
Existing buildings include a large period farm shed, labourers’ cottages and an immaculate manor house.

No Work, All Play
PGP’s MD for the Western Cape metro region, Laurie Wener, says this is a unique opportunity to live on a pristine, fully-operational farm, without having to engage in any of the hard work of day-to-day farming operations.

Easy Lifestyle
“The lifestyle on offer here is second to none,” she says, “and the dramatic scenery of the West Coast provides a strikingly beautiful backdrop to this property.
Yet it is located within easy reach of major facilities, including the Blouberg Netcare Hospital, the Eden on the Bay centre and the Blouberg retail node.

Idyllic
Idyllic spots such as the Langebaan lagoon, Churchaven and the breathtakingly beautiful Yzerfontein beach are also just a few kilometers away, and the area is famed for its spring wildflower displays.”
