While accepting the
fact that the property market is experiencing
challenging times, all is certainly
not doom and gloom. As is always the
case, even within difficult markets
there are opportunities on which shrewd
investors can capitalise.
So despite the significant regulatory
challenges with which the industry
has had to contend, including the
Consumer Protection Act, there are
many excellent estate agents who have
successfully adapted to the current
market conditions and are performing
well. In the same vein there are areas
and types of property which are bucking
the national, somewhat constrained
trading conditions and trends, and
which are experiencing high levels
of activity – and sales.
In this issue, while considering the
implications of the CPA on the rental
market, with greater
responsibilities and obligations for
landlords, there is sound advice for
buy-to-let investors. |

We note that prime coastal
property continues to offer sound
investment potential, and how by virtue of its
limited availability, prime beachfront properties
the world over continue to have high appeal for
buyers, whether purchasing for permanent residence,
leisure use or pure investment. This is borne
out by Pam Golding Properties’ exceptional
performance on Cape
Town’s Atlantic Seaboard, with
sales of half a billion rand in the first five
months of 2011.
Further emphasising the importance of prime location
is the phenomenal success of the third residential
phase of Melrose
Arch in Johannesburg, where PGP achieved
R220 million in pre-launch sales, including two
luxury apartments - each sold for R25.5 million.
