CAPE METRO SALES FOR PGP OVER FESTIVE SEASON |

The month
of December is always an unpredictable
one for property market activity, and
particularly so in the Western Cape where
buyers are often distracted by the combined
effects of the festive atmosphere, beautiful
beach-going weather and the holidays. |

in January 2010 to a local buyer for R36.5
million. |

A Busy Month
After the tough year endured by the industry in
2009, predictions for the period were conservative
at best. But Pam Golding Properties’ MD
for the Western Cape metro region, Laurie Wener,
reports that the month was a surprisingly busy
one for her agents. Concerns
“We had seen a welcome upturn in market
sentiment and sales momentum during the months
of October and November 2009,” says Wener,
“but it was never a given that this would
be sustained during December and January. There
were concerns that buyers would lose interest
over the holiday period from mid-December, but
these turned out to be unfounded.”
Persistent Activity
Activity persisted throughout the festive season,
with sales being reported right up to, and including
December 24th, and agents reporting buyer response
and viewings over and even on the holidays in
some areas. This was particularly noticeable in
the Atlantic Seaboard and in the City Bowl, says
Wener.
December Record Breaker
In fact, PGP recorded two record-breaking sales
during this period. In December, Bishopscourt
area specialist Myrna Duveen recorded the highest
price ever for a residential property in the suburb,
when she sold a home to a South African buyer
for R40 million.

January Record Breaker
Another record was achieved in January, when PGP’s
area manager for the Atlantic Seaboard and City
Bowl, and the Atlantic Seaboard’s top-end
specialist, Basil Moraitis, sold two adjacent
vacant stands in Bantry Bay, zoned as single residential,
for R36.5 million, also to a local buyer.

total of 2 800m² and are situated in
an elevated position with unique sea and
mountain views to the north over Robben
Island and views of Clifton and the Twelve
Apostles to the west and south. |

The previous highest price
paid for vacant land in the suburb was R19
million in March 2009, for two adjacent
vacant erven in De Wet Road measuring 1
292m². |
Bantry
Bay
Moraitis also sold a prime property in Bantry
Bay to another local buyer during December.
The home, requiring major renovations, was
sold for R12.85 million after spending three
years on the market. Camps
Bay Branch
Meanwhile, PGP’s Camps Bay branch
concluded sales totaling over R34 million
in December. These included a 600m²
luxury sectional title apartment with expansive
sea frontage situated within walking distance
of the beach, which was sold for R18.24
million (VAT inclusive) by Barbara Rogers. |
Llandudno
In Llandudno, PGP agent Sue O’Molony sold
a property for R18 million – her second
sale at this price level in that suburb during
2009. Marked Increase
“It is a fact that our turnover during 2009
was sustained largely by good trading in the relatively
recession-resistant luxury end of the market,”
says Wener. “However, the period from November
up to mid-January has shown a marked increase
in sales activity across all price bands, with
excellent sales in the lower- and middle price
brackets. Movement Resumes
“PGP’s Western Cape metro region reported
an increase of 71% in sales turnover for the months
of November to December 2009 when compared to
the same period in 2008 – this, despite
a marginal 2% decrease in the average property
price value. This is surely an indication of the
resumption of movement in the lower price brackets.”
Upturn in Apartment Sales
Wener adds that there was also a significant upturn
in apartment sales. PGP’s sectional title
teams in the City Bowl/Central City and Atlantic
Seaboard sold 41 apartments priced under R2.6
million during this period. Conclusion
In conclusion, Wener says PGP’s Western
Cape Metro area reported a sales turnover of over
half a billion rand, for the 6-week period commencing
November 1, 2009. We
believe this is a clear indication of a recovery
of confidence, facilitated by an easing of banks’
lending policies, as well as the rising levels
excitement with the World Cup now just months
away. |
