Hospitality Highlights
South Africa’s Hotel Industry
performance and resilience continues to surprise
many, despite the industry as a whole experiencing
a 2009 rand value decline in Revpar of 9.8%
(revenue per available room). |
|
|
|
|

| Notable insights include: |
| 1. |
The December 2009 STR global report
shows the region referred to as Africa & The
Middle East with the highest year to date Revpar
figure calculated in U.S. Dollars – a figure
that out performs the Americas with a huge margin
(72.1%), Asia Pacific with a considerable margin
(31.2%) and Europe by 18.4% |
| 2. |
The Southern Africa percentage
decline in Revpar for 2009 compared to 2008
is about half the percentage decline in Asia
Pacific and Europe. |
| 3. |
Considering the areas that experienced
the least decline in Revpar this year compared
to last year, Southern Africa and Northern Africa
hold position number one and number two of the
15 key areas in the world. |
| 4. |
All of the previous calculations
and observations are U.S. Dollar based, extracted
from an analysis of the STR Global report for
December 2009. If we consider the exchange rate
of R7.50 to the dollar at reporting date compared
to R8.30 to the dollar at December 31, 2008 the
result is no hard currency decline over the year.

Oversupply
There is currently, in our opinion, an element
of oversupply of rooms in certain categories in
certain locations in South Africa that is strongly
balanced, however, by a definite shortage of rooms
in certain other categories and locations.
Foreign Appetite
The foreign appetite for guesthouses and boutique
Hotels is without doubt increasing and we continue
to experience an increasing demand for consultancy
services, valuations and feasibility studies.
