GREEN LIGHT FOR ZWAANSWYK PERIMETER FENCE

Good news for local property, says PGP

Zwaanswyk residents have finally been given the green light to erect an electrified perimeter fence around virtually the entire suburb.  The local Property Owners’ Association has been lobbying for the fence for some four years, mainly as an anti-baboon measure.  The small suburb, tucked behind Steenberg Golf Estate, is geographically one of the highest-lying in Cape Town, and backs directly onto the Table Mountain National Park.  As a result of this proximity, a number of homes have in the past experienced raids by baboons coming down from the mountain slopes in search of food.  But that should now be a thing of the past, says Pam Golding Properties’ area manager for the Southern Suburbs, Howard Markham, who believes the new fence is good news for property owners in Zwaanswyk.

“Not only will the fence reduce – or hopefully eliminate – the possibility of baboon raids,” Markham says, “but it will also serve a secondary function of providing extra security for the suburb.  This additional security can only boost the popularity of an already highly sought-after suburb.  The fence will run all the way from the bottom of Zwaanswyk Road along the residential perimeter, joining up with the existing electrified perimeter of the Steenberg estate.  The result is that over 99 percent of the suburb’s perimeter will be enclosed, with the remaining tiny gap covered by baboon monitors during the day, and security guards at night.  The fence will contain six electrified pedestrian gates, four of them suitable for riders to utilise safely - an important factor in this community, which is very popular with equestrians.”

A number of baboon specialists have given input on the fence project, supporting electrified fencing as a better solution to preventing human-baboon interaction than the alternative of culling.  The CEO of Sanparks has also signed off on the project, as the fence will border on Sanparks land.  The anticipated cost of close to R1 million is to be funded by the local Residents’ Association, with completion of the fence anticipated by the end of June this year (2012).

Markham says sales activity in Zwaanswyk followed typical patterns over the course of 2011.  “This enclave of just 120 homes is known for its low turnover,” he says, “with fewer than 10 homes changing hands in a typical year.  Last year was no different, with just three houses and one plot being sold over the course of the year.  The highest price achieved was for a five-bedroomed home situated on an erf of over 5700sqm, sold by PGP in November 2011 for R8.8 million.”

One can currently obtain a 4000sqm plot in Zwaanswyk for around R6.5 million, while a four-bedroomed family home will cost around R8 million.  Larger luxury residences can fetch anything from R11 million to R16 million.  Most of the erven in the suburb measure over 4000sqm.
