NEW CONTRACTS AWARDED TO PAM GOLDING PROPERTY MANAGEMENT SERVICES

In recent years, Pam Golding Property Management Services has rapidly expanded its portfolio of contracts which are managed on behalf of bodies corporate and home owners associations of sectional title apartments and housing estates.
“In February 2008 we managed 95 schemes comprising some 3 000 residential units representing a total estimated market value of just over R7 billion. Today this has increased significantly to 150 schemes consisting of some 5 200 units with a total estimated market value of just over R11.9 billion,” says Mike Morey, MD of Pam Golding Property Management Services.
“The trend towards the professional management of such units is indicative of a growing awareness of the sound investment value of prime residential real estate and the need not only to preserve but enhance this value into the future,” he says. “This is particularly so in the instance of absent owners who use the property for limited periods of time during the year, or who are often away on business. Coupled with this is a need among buy-to-let investors to be assured of sound rental income generation.
“Increasingly, we become involved in new development projects from the outset, and are able to provide developers with useful advice in regard to a variety of practical aspects which impact on tenants. For example, in a mixed-use development comprising both ground floor retail and residential units above, one would recommend separate entrances for retail or trade use and for residents, rather than just one entrance, which would inconvenience residents. This may seem a basic requirement, however sometimes the practicalities of day-to-day living in such a complex can be overlooked, while we deal with such issues on behalf of our clients on a regular basis,” says Morey.
Most recent new contracts acquired by Pam Golding Property Management Services include Atlantic Beach Golf Estate, comprising 860 units and situated in the Western Cape between the Big Bay/Melkbos Beach Road and the R27 West Coast Road; and ‘Six’, also an existing residential development and which comprises approximately 400 units situated in close proximity to the Cape Peninsula University of Technology campus and Good Hope Centre. Taking its name from the fact that it is located on the northern perimeter of the District Six site, ‘Six’ comprises four towers with a roof-top swimming pool and lookout entertainment deck, gym facility and a handful of small retail outlets.
A further new contract is for ‘The Legacy’ in Main Road, Green Point, a stylish new development with phase one comprising approximately 30 units completed, with construction and planning on phase two well in progress. With a 24 hour concierge, rooftop deck, entertainment areas and swimming pool, the complex has CCTV security and advanced fire detection. Pam Golding Property Management Services has also been awarded the management contract for The Orangerie, consisting of 94 luxury apartments well positioned next to the historic Mount Nelson Hotel in Cape Town’s City Bowl, as well as the 61 sectional title apartments in the landmark Montclare building in Claremont – home to the head office of Growthpoint, a flagship Pick n Pay store and Virgin Active premier gym.
Says Morey: “Additional new contracts in the pipeline include a sectional title building in Cape Town’s Southern Suburbs which comprises 44 offices and retail units with a gross lettable area of 4336sqm, and a sought after lifestyle estate in the Cape Winelands consisting of 80 erven with the capacity for 180 residential units.
“Increasingly, the management of residential complexes, particularly top-end, luxury buildings, requires a high level of skills and industry-related knowledge, coupled with cutting-edge technology and sophisticated management systems,” says Morey, a qualified financial accountant actively involved in the real estate industry for over 18 years. “As a result we have recently taken on new staff members who include executive assistant Zerlinda van der Merwe, who is a qualified attorney – a factor which is particularly of benefit in regard to the management of home owners associations,” he adds.
