THE ARCHITECTURAL LANGUAGE
Property example 1 Avianto Estate is an extension of the existing Avianto hotel as located over the river and the seamless and pleasing integration of the estate development into its surrounding terrain is therefore an aesthetic requirement. Avianto's architecture has European influences but is by no means an architectural copy of any particular style. As this architectural language develops from the existing hotel, the integration will be strongly promoted by the continued use of the natural materials already employed such as stone, true-colour plaster and flush-plastered clay brick in the same colours, and timber in dark and neutral tones. Spaces will flow into each other and barriers will be osmotic — they will not be impenetrable and dividing, they will be gently defining. Much of the screening in the Avianto will be achieved with planting and semi-permeable elements like lattice fencing, forged metal panels, trellises, low walls, hedges and shrubs and trees.

PHILOSOPHY
Avianto simply evolved from a concept back in 1990 of what a European farmer would build in this environment. The countryside of Europe has inspired many, including the developer, but, instead of trying to produce an exact replica, it was allowed to influence the look and feel of what was being created while primarily considering the site and function of the building required. What people intrinsically link into at Avianto is the honesty presented; the careful consideration of each building being obvious. Form always follows function and the most beautiful form possible in the space provided is allowed to evolve around this function while introducing the magic of some simple symmetry. Study the buildings at Avianto and you will find them very practical and cost effective to build with minimal embellishment, yet the result is stylish while honest and unpretentious. A LEAN TO BE GREEN
Property example 2With an ever-increasing global emphasis on the need for climate change mitigation, South African architectural and design professionals are beginning to take seriously the ambition to lessen the carbon footprint associated with residential and commercial buildings, especially by using design and technological innovation to decrease energy consumption, grey water usage and limit waste. By developed economy standards, South Africa is still lagging far behind in its adoption of “green” building practices but this is set to change with the new building codes to be introduced in 2010. A “sustainable” philosophy is the future and Avianto would like to make a real contribution to encouraging best building practices in building energy efficient homes and a strong increase in energy consumption awareness due to the inevitable increases by Eskom.
