What does “Le Jardin” at Avianto Estate consist of?
This fully approved and exclusive residential estate offers approximately 90 single residential stands and 24 cluster homes set in a highly secured country environment. “Le Jardin” will become the beginnings of the larger 250 Ha still proposed Avianto Estate; here the DFA application has also been approved but the ROD (Environmental Record of Decision) is still pending. “Le Jardin” while independent, will form part of the larger Avianto Estate that will offer world class infrastructure and lifestyle facilities.
What will the Estate look like?
Avianto’s existing architecture has European influences and is honest yet unpretentious however it is by no means an architectural copy of any particular style. The new estate’s architectural language is an evolvement of this, “contemporary integration of classical forms”. Simply put smaller classical buildings in line with those currently found at Avianto are used as focal points while the bulk living area required are achieved through a contemporary form along with a turf roof which “disappears” and integrates into the landscape.
The integration of the look and feel of the existing buildings will be strongly promoted by the continued use of the natural materials already employed such as natural stone, true-colour plaster and flush plastered clay brick in the same colours and timber in dark and neutral tones.

What does the surrounding area offer?

Is Avianto Estate a family friendly Estate?
“Le Jardin” at Avianto Estate was totally conceptualised with family life in mind. Our overall ambition is to create a family lifestyle estate and suburb with various outdoor activities for all ages within a secure environment. Avianto is not so much about standard of living, but more about a true quality of life.
What about security?
While “Le Jardin” is Phase One of the proposed greater Avianto Estate development, it will have its own access control which will only allow entry to residents and their approved visitors via this entrance. The recreation facilities fall outside this immediate security but within the greater estate’s access control all managed by the Avianto Estate security centre. This state of the art control room will monitor all the perimeters, access points and individual house alarms. State of the art estate security is paramount at “Le Jardin”.
Who will pay for the maintenance of the Avianto Estate recreation facilities?
The Clubhouse, tennis courts, qolf course fall outside of “Le Jardin” but access to these recreation facilities is automatic as a resident and as contribution is included in your levy. Avianto Hotel and the Umbrella Body Corporate for the entire Avianto Estate will undertake the management these facilities with the further development of any additional facilities being the developers’ prerogative.
Who are the developers of Avianto Estate?
The developer of the estate is a partnership between the two D’Oliveira brothers, Trevor who developed the existing Avianto Village Hotel, Wedding and Conference Facilities and Darin who has developed all of Northlands Industrial Parks. Before Trevor focused on Avianto, they worked together on various residential developments together. A further shareholder in “Le Jardin” is Neville Lang.
When will the estate and services be completed?
Phase One of “Le Jardin” at Avianto Residential Estate will be ready for transfer of residential erven from early to middle 2011. Services have commenced and are well on their way. Servicing of Phase Two will continue thereafter.
What are the sizes of the properties?
Between 800 m² and 1650 m²
Will I be able to rent out my house?
Yes. Tenants will however be obliged to adhere to the Estate Constitution and House Rules which will be managed by the Avianto Residential Estate Home Owners Association under the Estate’s approved Section 21 Company Memorandum and Articles of Association.
When can I build on my stand?
You can commence construction as soon as the property is registered in your name by the Deeds Office.
Is there a time restriction before building must commence?
Yes. Building needs to commence within three years after transfer date of your property with an additional year to complete all construction and building works.
Who will design my house?
The Avianto Design Committee (ADC) can provide you with a choice of architectural firms to design your house. They have been carefully selected to ensure designs that fit the distinctive look, feel and Architectural and Building Guidelines of the greater Avianto Estate. Emphasis will be on responsible environmental design and, best practise building principles ensuring as little harm to the environment as possible. It is possible for new architects to be approved by the committee with the submission of an application by them.
Are there any restrictions regarding size and shape of my house?
Yes. The ground floor buildings are allowed to cover maximum 50% of the size of the erven with a minimum size home of 250m² and a maximum of 600 m² on all stands larger than 1200 m². Double story homes are allowed with a height restriction of 8.5m². Final architectural plans must be approved by the Avianto Design Committee (ADC).
Who will build my house?
The Avianto Design Committee can provide you with a choice of quality construction firms to build your house. They have been carefully selected to ensure that all construction work on the estate is affordable and of the highest quality possible to protect your and our investment. What are the basic architectural guidelines and who will enforce them?

Will Avianto Estate practice best green building principles?
Absolutely, with an ever-increasing global emphasis on the need for climate-change mitigation, South African built-environment professionals are beginning to take seriously the ambition to lessen the carbon footprint associated with residential and commercial buildings. A ‘sustainable’ philosophy is the future and Avianto Estate would like make a real contribution to encouraging best building practises in building energy efficient homes. The best time to implement this is at the design phase, considering building orientation and technological innovation to decrease energy consumption, grey water usage and limiting waste.
What are the additional costs when purchasing a stand?
Only bond registration costs if a bond is obtained. Attorney transfer costs are included in the purchase price. There is also no transfer duty payable. (VAT transaction.)
What is the deposit and payment schedule thereafter?
A 10% to 30% deposit (depending on your banks financing requirements and loan criteria) is required to secure your stand. A bank guarantee or bond must be approved within 45 days after signature of the purchase agreement. Full payment only takes place on transfer. Your deposit is invested by our attorneys – interest due to you for the period invested. If it is a cash purchase; a 10% deposit with financial guarantees to be in place within 30 days after signature of the purchase agreement.
What will my levy be and what will it cover?
Estimated by a professional estate management company “Le Jardin” at Avianto Estate’s monthly levy costs will be approximately R 950.00 per month and will include general estate maintenance, upkeep of public areas, security and Home Owners Association management costs which includes free communication within the estate and membership to the sporting facilities. This affordable levy is achieved due to the fact that many of the facilities upkeep are paid for by Avianto Hotel. Remember, the levy doesn’t include municipal rates (water and electricity) and taxes.
When do I start contributing to the levy fund?
You only start contributing after transfer of your stand into your name.
