Lifestyle

Mani is an area synonymous with a crystal clear sea, fresh air, fresh food and a wide variety of organically grown products. The local population also encourages recycling.

In essence it is an area for those who seek to be close to nature. It also appeals to those who have a spirit for adventure as the area offers: Horse riding, Mountain walks, Mountain biking, Rock climbing, Sea kayaking, mountain climbing and many other activities and best of all, 9 months of sunshine.

The area is a transit point for migratory birds from Africa and some 100 species of birds have been recorded. On the one side is the Taigetos mountain range that peaks at 2180 metre and slopes towards the sea. This creates a narrow coast line that supports a wide variety of fauna and flora.

Location

Mani is one of the southern provinces of Greece and is situated two and a half hours south of Athens on the new highway linking Athens with Kalamata (famed for its Kalamata olives). Villa Memnon is located 34 kilometers south of Kalamata, in Mani in the village of Agio Nikolao surrounded by the picturesque villages of Kardamili, Stoupa, and Agio Dimitrio. All have their own doctors, dentists and pharmacies.

The closest airport is conveniently situated in Kalamata, where chartered and regular flights out of Berlin , Monaco and Thesaloniki are also scheduled.
 


   
 

The Development

Villa Memnon is designed to fit in with the quaint stone-built houses of the rest of the surrounding villages.

The initial phase comprises 6 houses set on 3 stands adjoining each other.

Each stand will have 2 houses. Each house is roughly 230m2 in size, including the garage and underground area.

The under ground area which measures 77m2, is actually 1 meter below the surface and 1.8meters above, with 3 large windows and a separate garage. This area can be modified to be used as a wine cellar, a study, or as a 3rd bedroom with an en-suite bathroom, at the clients request and cost.

Each house will have 2 bedrooms with en-suite bathrooms and walk-in closets and a guest toilet.

The living room, dining area and kitchen are open plan leading on to a large balcony covered by a wooden pergola.

All 6 homes are south easterly facing with sea views.

The development is roughly 400 meters as the crow flies and 650 meters from the nearest beach.

The upstairs bedroom leads out to the roof terrace which has its own pergola.

The floors will by laid with solid wood which will be white washed.

The ceiling will also be covered with wooden beams and the trusses will be exposed and white washed too.

The surrounding garden will be laid out with olive trees and each stand will be enclosed by a stone wall, and will have its own entrance gate.

Work has already commenced on the first four houses.
